After a period of exceptional growth, the residential remodeling market is resetting to a new normal for 2025 and beyond. Core drivers of home improvement activity such as household incomes, home values, and homeowner demographics continue to support significant levels of spending. Combined with the ongoing aging of the housing stock and a growing need to improve home performance on a variety of metrics, remodeling activity is expected to remain near pandemic-induced peaks in the coming year.

About Abbe H. Will: Abbe H. Will, Senior Research Associate & Associate Director, Remodeling Futures, Joint Center for Housing Studies, Harvard University (JCHS). Abbe has nearly 20 years of experience conducting economic and demographic research and statistical analysis of the US home improvement and repair industry. She manages and contributes research to the Center’s Improving America’s Housing report series and administers the quarterly Leading Indicator of Remodeling Activity (LIRA), a short-term projection of national home improvement and repair spending. Abbe’s areas of research within the residential remodeling sector focus on market size and composition; industry structure such as contractor performance, survivorship, specialization, and concentration trends; changing household demographics; remodeling market cycles; and emerging market trends including accessibility modifications, energy-efficiency retrofits, and healthy housing.
